Office to Residential conversion, Grade II listed, St Ives

Campbell McCrae Ltd have had the pleasure of working closely with our client on this wonderful project. The two properties had ben used as commercial offices for the past 20 years, but with the slowing demand for designated office space and the increased need for town centre residential properties, it was a prime candidate for conversion.

 

Both modest properties lie in the heart of the St Ives Conservation Area, and are also Grade II listed in their own right. A sensitive approach was therefore required to realise their conversion back to residential properties, including the necessary damp proving, insulation, reconfiguration and addition of services required to make two successful homes.

 

The results are very pleasing, with both properties being snapped up within just a couple of weeks of going on the market.

From initial concept, 3D visualisations and Planning applications, through to technical drawings and detailed fit out specifications, this project in Bluntisham, Cambridgeshire has been a pleasure to work on. The clients brief on this project included a large flowing living area which took advantage of both the northern garden aspect and the natural light from the south. This element of the brief has been met through the provision of a large open plan Kitchen/dining room with flexible pocket doors accessing generous seating areas with large triple aspect windows and doors providing views and unrestricted access into the garden to the north and the suntrap courtyard to the south. In addition, the brief also needed to provide futureproofing for the occupants, and thus an emphasis was put on the provision of generous ground floor sleeping accommodation with associated dressing and en-suite facilities. With a relatively large footprint to accommodate the ground floor single level accommodation, we worked hard with the external appearance of the property to break it down into smaller elements, reducing the perceived overall cumulative mass of the building. This was achieved not only with the use of a mixture of flat and pitched roofs, but also with the clever use of the carefully selected materials pallet, which emphasise the separation between elements. The Planning Authority clearly agreed, as the application was approved within the statutory 8 weeks and without the need for any revisions. Externally, we worked closely with a Landscape Designer to provide a hard and soft landscaping proposal that will help settle the new house quickly into its mature surroundings, whilst also providing private and defensible zones for both humans and pets alike. We are looking forward to breaking ground on this project later this year and will be sure to post more progress images. Watch this space (as they say)!

Judith's Field Pavilion

Campbell McCrae Ltd were approached by Godmanchester Town Council back in 2016, to explore the options of redevelopment of Judith's Field Pavilion. Once on the edge of the settlement, Judith's Field Recreation Ground and pavilion has now become much more central within the town, with the recent 'Romans Edge' development to the east of the site. With many great features already on the site, including a state of the art skate park, the Town Council were looking to bring the building into the future, and up to standard with the rest of the site and the modern facilities offered within Romans Edge. After an extensive feasibility exercise and consultation with the Town Council, local residents and potential end-users, a scheme of renovations and improvements both internally and externally were put forwards, developed by the team here at Campbell McCrae. Planning permission was sought and achieved first time, and along with Building Regulations approval, the project soon built up a head of steam. A main contractor was appointed following a formal tender process, and in early 2019, we were building... Campbell McCrae provided a full Administration and Designer service throughout the build and the results speak for themselves. What was once a dark and unappreciated structure on this site (often vandalised), has become a centre piece and a standard for future development in the area to follow. Previously the pavilion was a drain on the Councils funds and resources, but now it is thriving with community groups, small businesses, celebrations and ceremonies; a truly positive addition to the Council's portfolio. Tricky and testing at times though this project was, we are proud of the results, and the response from the client and community have been amazing.

Campbell McCrae were lucky enough to get the opportunity to return and see this completed barn conversion in south Cambridgeshire. The complex of structures created three well proportioned homes, benefitting from wide countryside views.
